iirc, the TÜV had some issues with the main entrance to the hotel through the loop. For some reason, it doesn't fulfill all the requirements to serve as a proper emergency exit, so in case of a fire, hotel guests would have to be evacuated through a different entrance than the one they came in...
Rita being on its way out makes a lot of sense from a business-perspective imo. It's young enough that you can still get a decent amount of money for it, but also old enough that it has both not aged well in terms of coaster design, as well as not being a major draw for guests to the park at all...
